Ten Mold Facts for Homeowners, Landlords, Tenants, and Employers

Homeowners, landlords, tenants, and employers should use these ten mold facts to cope with mold in homes, apartments, and workplaces, advises Phillip Fry, Certified Mold Inspector and author of the book Do-It-Best-Yourself Mold Prevention, Inspection, Testing, and Remediation.

1. Airborne mold spores are everywhere both indoors and outdoors. Resident and employee health is at serious risk if there are elevated levels of mold spores indoors, as compared to an outdoor mold control test.

2. The most dangerous indoor molds are Alternaria, Aspergillus, Chaetomium, Cladosporium, Fusarium, Mucor, Penicillium, and Stachybotrys. Laboratory analysis is required to identify specific mold species.

3. Molds spores can cause serious health problems even if the spores are dead or dormant (inactive while waiting for more moisture to resume growth). Even the smell of dead or dormant mold can make some mold-sensitive persons ill.

4. It is impossible to get rid of all mold spores indoors. Some mold spores will always be present in house dust and floating in the air.

5. The mold spores will not grow into mold colonies if there is insufficient moisture. Indoor mold growth can and should be prevented or controlled by controlling moisture indoors. If organic materials are wet for more than 24 hours, mold growth can begin.

6. Mold grows by eating and destroying organic building materials and other cellulose-based materials such as carpeting, upholstery, and clothing. The longer that mold grows, the more mold damage to the building.

7. Cellulose is the main substance in the cell walls of plants (and thus of wood), and it is used in the manufacture of many organic building materials such as drywall, plasterboard, plywood substitutes, and ceiling tiles.

8. Mold can grow hidden and undetected inside wall and ceiling cavities; beneath wallpaper, paneling, and carpeting; and inside heating and cooling equipment and ducts, attics, crawl spaces, and basements.

9. Mold growth is often the result of a structural or construction defect, or of maintenance neglect, that allows moisture to enter the building.

10. The owner or employer must first fix the water problem (roof leak, plumbing leak, high indoor humidity) that enables the mold to grow. Effective mold remediation requires killing the mold with an EPA-registered fungicide, removing it, and treating the cleaned area with an EPA-registered preventive fungicidal coating.

Erasing the Stigma of "Mental Illness"Debra S. GorinAs a physician specializing in psychiatry, I know that many emotional conditions such as depression and anxiety disorders are true medical illnesses with a biologic (physical) origin. Psychiatry has become more and more "biological" in its diagnosis and treatment approaches during recent years, but a very significant stigma still exists against those who are seeing a therapist. This has become increasingly difficult to understand, but it is a social stigma that is so very important to eliminate.

Why does an embarrassment or stigma still exist associated with those who are seeking psychiatric treatment? Why do people wait so long before come for help - to the point of becoming nearly non-functional with their families, children and work environment?

First, many people have a picture in their mind of movies in which psychiatrists are ineffective listeners of problems of patients who are lying on psychoanalytic couches. It is important to remember that psychoanalysis preceded our modern treatment approaches which now have a much higher success rate. We currently have many safe and effective medications, which when used with or without psychotherapy, help many people fully recover.

Another reason for the stigma is in the use of the term "mental illness". The field of psychiatry has undergone many changes in the past twenty years. Research into the functioning of the brain and nervous system has led to the concept of a "chemical imbalance" as the cause of illnesses such as Major Depression and Panic Attacks. In addition, Obsessive Compulsive Disorder, a condition portrayed so well by Jack Nicholson in the 1997 movie As Good As It Gets, is also caused by a chemical imbalance. Medications were used to help treat the "Obsessive Compulsive" character being played by Nicholson. Many psychiatric illnesses are not "mental" or "emotional, but are now understood to be "neurochemical illnesses".

Many people are told, "You can do this on your own, be strong, as if a person can easily will themselves out of depression or anxiety. Can someone "Be Strong" and make their diabetes or bronchitis just go away? These types of suggestions only result in a delay in seeking treatment or feelings of failure in the individual who finally does seek help. The stigma of psychiatric treatment also leads many people to seek help at the health food store, or other types of self-diagnosis and self-medications.

Men in particular have to overcome an additional obstacle. It may seem "Un-Macho Like" to seek professional psychiatric help when one fails to understand or see their condition as an illness, and instead view it as a weakness in their character. Thus, injury to a man's ego often contributes to their long delays in seeking treatment.

My hope is that the shame and secrecy associated with obtaining professional psychiatric help will gradually diminish and eventually cease to exist. If we understand how the social stigma was established in the first place - the media lack of medical knowledge, societies' understanding or ignorance, etc., then we should realize there is no need to "stay in the closet." Let's wipe out the term "mental illness" and view many of these conditions as "neurochemical illness, with the same non-prejudicial attitude as we do toward diseases such as diabetes or hypertension.

Ten Tips To Avoid Mold Problems and Lawsuits in Selling and Buying Real Estate

Mold Inspector Laboratory International, Ltd. recommends that real estate sellers, buyers, and real estate agents/brokers, in the UK, USA, Canada, and worldwide, follow ten steps to avoid mold problems and lawsuits in the selling and buying of real estate properties.

1. A property owner should not even offer the property for sale, or list it for sale with a Realtor or other real estate agent/broker, until after a thorough mold inspection and mold testing of the home, rental property, or commercial property. Hire a Certified Mold Inspector (USA and Canada), or use a do-it-yourself mold inspection checklist and mold test kits.

2. If the owner discovers visible or hidden mold problems, he should do safe and effective mold removal and remediation prior to offering the property for sale. Hire a Certified Mold Remediator (USA and Canada), or follow the recommended steps for safe and effective do-it-yourself mold remediation. Re-inspect and re-test the building after remediation.

3. The owner should avoid hiding or camouflaging mold problems by deceptions such as painting over mold growth; concealing mold growth behind stored items, furniture, furnishings, and decorations; and masking the distinctive smell of mold growth with air fresheners and deodorizers. The smell of mold is from the digestive gases of the mold eating the building materials.

4. The real estate sales contract should include an environmental inspection clause that grants at least a 14 to 21 day inspection period. The buyer should hire an independent inspector such as a Certified Mold Inspector, Certified Environmental Hygienist, industrial hygienist, and/or home inspector with mold expertise to inspect and test thoroughly the property for mold and other environmental dangers.

5. The mold inspector or the buyer himself should do an all-around physical examination of the building for both visible and hidden signs of water damage and mold growth. In addition, the inspector or the buyer should mold test the air and visible mold growths in all rooms, the basement, crawl space, attic, garage, plus the outward airflow from each heating/cooling duct register.

6. Mold testing requires mold laboratory analysis and mold species identification of the collected mold and air samples. In building locations with previous floods or leaks, the examination should also include fiber optics inspection to look inside water-penetrated surfaces for hidden mold infestations.

7. The seller should disclose in writing to all prospective buyers any previous or present building water and mold problems, and what the owner has done, if anything, to correct such problems. These water damage and mold disclosures should be attached to the real estate sales contract so that the buyer acknowledges receipt thereof.

8. If the property for sale is a USA residential property (home, condominium, co-op apartment), the seller should order ahead of time and provide to all prospective buyers the insurance industrys C.L.U.E. (Comprehensive Loss Underwriting Exchange) Property Report that provides a five-year insurance loss history for a given address.

Every U.S.A. homeowner insurance claim inquiry or loss report by a homeowner (even including those that do not result in any loss payment) goes into the C.L.U.E. database. In some states (including California) it is becoming standard for sellers to provide Realtors with a copy of the C.L.U.E. report up front so that there are no unpleasant surprises at closing or afterwards.

9. In consideration of the sellers accurate and complete mold disclosure, and the buyers full and unrestricted opportunity to inspect and test the property thoroughly and carefully, the sales contract may include a sellers requirement that the real estate property is being sold as is with no implied or express warranties as to the physical, mold, and environmental condition of the property.

10. Similarly, the sales contract may also include a seller-requested clause that releases the seller, lender, and real estate agent/broker from all mold liability to the buyer. This release of liability should be contingent on the accuracy and completeness of the provided details in the sellers written mold disclosure and on the buyers full and unrestricted right to do mold inspection and mold testing prior to completing the property purchase.

How Is Mold Like Aids?

1. Both get into your system without being felt.
If you are living, working or studying in a moldy environment there will be mold spores floating in the air. Every time you breathe, these mold spores move through your nose, sinuses and into your lungs. Each of these spots is moist and warm. Ideal environments for mold spores to set up housekeeping. From these locations the spores release mycotoxins (mold poisons) that get into the blood stream and spread through the body.

2. Both attack your immune system so you cant fight of normal, everyday diseases. Mold kills white blood cells. These are the bodys primary defense against invading bacteria and viruses.

3. Both kill indirectly. Yes I said kill.
Cancer is probably the leading cause of death with an AIDS patient. The bodys defenses are so weak that even simple diseases become life threatening. Mold releases poisons that are known to cause cancer. Chemicals like the Aflotoxins and Ochratoxins were written about 30 years ago. This is OLD science. Sometimes mold will get into the brain and cause death directly, but this isnt very common.

God created you as the most awesome person in the Universe and spending time with yourself would please Him. He wants you to feel that joy and love of yourself. One way to spend time with yourself is being thankful.

I thought it would be appropriate to take some time to be grateful. Expressing gratitude is important to adopt as a daily practice. When youre thankful for all youve received, it opens your heart up to attract great things. You
look at everything in such a different way and realize all that you have is given to you by God. How powerful is this?

A great daily practice is seeing the Divinity in all things and this is what I would like you to do right now. Take a look around you in the room youre in and notice everything. Now, were going to be thankful for all that you see.

You get the picture. See how many things you can say or write down that youre grateful for in just that room alone. Youll feel a sense of calm and wont be stressed.

All you have to do is watch the news and you know about mold problems. We hear about Ed McMahan suing because his moldy home killed his pet dog. We also hear about Erin Brockovich and Sandra Bullock's problems with their brand new moldy home.

People have had to move out of these houses. Sometimes even letting the bank take back the house because repair costs are prohibitive for most homeowners. As we all know, the home insurance policies aren't covering these damages any more.

Not all people stuck with these problems give their homes back to the bank. But many times they are motivated sellers. And people who invest in real estate love motivated sellers.

Before now, divorce created most of the motivated sells. Move over quarrelling couples.

But the title of this article tells us that mold creates a great investment. How can that be true if mold destroys the health of the homeowner?

The answer is that mold can be fixed inexpensively.

The people who want to move out have been told that it will cost up to $80,000 to get their home fixed. Some people actually do spend this money and find out they still have the mold problem.

Why?

Because most mold abatements are made by construction companies. Many of these companies are mold specialists because they have taken a 3 day weekend class. It takes a Mycologist up to 8 years of college to learn the minimum amount of knowledge required to understand mold in the home.

Eight years versus 3 days. HHHmmmm !

Knowing how to tear down walls isn't the same thing as knowing how to eliminate mold.

So if someone hesitates at paying these unreasonable prices, they become a motivated seller.

* Is the roof sturdy? Can you see light coming through holes in the roof?

An introduction to Injection Molding.

Every plastic product you see needs to be shaped, and the most common method is Injection Molding. Most people using their computer to read this give no thought to how all those plastic parts were formed. Or how complex and expensive it is even to produce a ballpoint pen. Just about every part made of plastic these days is formed using some kind of an injection mold, from tiny precision parts that can barely be seen to large automotive exterior parts. Just about every industry relies on some kind of injection mold for their products.

Injection molding is the forcing of molten plastic into a shaping cavity. An injection molding machine has three basic components:

1)Injection. Plastic pellets are fed into a hopper and then heated up. Once they are melted they are injected under extremely high pressure into a mold.
2)Mold. This is a custom designed tool for shaping and cooling the melted plastic. Two halves are precisely designed with cavities for the shaping of the part, channels for cooling the molten plastic, and an ejection system.
3)Clamping. This is the part of the machine that holds the removable mold in place, keeps the two halves together during molding, and opens the mold for part ejection.

Molds are complex and must be of heavy-duty construction since they are subjected to a considerable amount of pressure. They are usually carved/milled out of aluminum or steel blocks and contain many different parts such as the mold base, clamp plates, support plates, ejector plates and pins, guide pins, sprue puller pins, and of course, the two cavities with channels for the molted plastic flow, cooling and/or secondary heating units. The mold is the most expensive part of injection molding, with molds ranging from a few thousand dollars to hundreds of thousands of dollars. Think about that next time you use that cheap plastic pen.

Injection molding started to catch on in the 1920s and was used for simple products such as combs, toothbrushes, and simple industrial parts. As the science of plastics and machining technology grew, molding became an increasingly popular way of manufacturing. With todays computer-controlled milling and molding machines, just about any idea or design can be shaped into plastic.

Ever wonder how they make hollow plastic spheres? Rotational molding is a mold in which after the plastic is injected, it is spun around at high speeds and then quickly cooled. Scissors and screwdrivers are made by insert molding. The metal part is suspended in the mold while the plastic flows around it. How about those plastic bottles and food containers? Those are made by blow molding. There are also other processes such as thermoforming and extrusion.
